L'Exotique sits on Boulevard du Jardin Exotique, at the western entrance to Monaco on the Franco-Monegasque border. The building occupies a cliffside site above the boulevard, and the Albert II tunnel entrance gives direct access to its parking levels. The building is in the Jardin Exotique district, the westernmost and highest ward of the Principality. The ward was formed in 2013 from the former sectors of La Colle and Les Révoires, and sits above 100 metres. L'Exotique was designed by Rudy Ricciotti, working with the Monegasque architect Fabrice Notari, for the developer SAM Fine Properties Monte-Carlo. The building was inaugurated in June 2022. The building is contemporary, cut into the cliff face and finished in natural stone and wood so that it reads as part of the hillside. Terraces and gardens cascade down the southern façade behind full-height glazing. A structure known as the Propylée, standing 8.3 metres high, spans part of Boulevard du Jardin Exotique and carries a planted public park of more than 1,000 square metres in front of the terraces. Residents have a swimming pool, a spa with hammam and sauna, a gym and a 24-hour concierge service. The building also provides secure underground parking with lift access to the residential floors, alongside landscaped gardens and panoramic terraces. The residence stands on the site of the garden's former upper greenhouses, immediately adjacent to it. Public pedestrian routes created as part of the scheme open access towards the garden, which gives the district its name. The building has full southern exposure, and its elevated position gives outlooks over the Mediterranean, the Rock of Monaco and the Prince's Palace, Port Hercules and Fontvieille.
